Wealth Mastery - London, 22nd to 25th May 2008

Wealth Mastery: Team 2 We LOVE You!

Fiona M. had been helping me out all week to sort out my paperwork, which had been getting in the way of running my business efficiently. I was really grateful that she'd offered her services after we met at Roger Hamilton's Your Life, Your Legacy and came all the way to Huddersfield to help me out.
We ploughed through the mess and now I just need to stay on top of it. We also spent a couple of days at property events and drove back to London on Wednesday 21st May 08. The only real property discussion we had was on the drive down. Hopefully she had gotten value out of spending a few days with me too.

The next four days were going to be Wealth Mastery and learning mind set and strategies for successful investing. I got to the IBIS Hotel where the event was held and then dropped my car off at Hagop T's in Hammersmith to cut back on car parking expenses. Thanks mate.

Met loads of the UPW crew from February 2008 and it was great being back. Shared with Harriett J. from crew who is insisting I do Date With Destiny later this year, we'll see :-) Suzanne J. and Lizzie B. were also participating. John L was there from Manchester and I even met some facebook buddies and made lots of new friends. Team 2 We LOVE You!

The main presenter was Joe Williams and we also had Chuck Mellon discuss channeling stocks and options investing and had Keith Cunningham explain about buying businesses. The main presenters were great. We also played a few games which showed our attitude towards money and psychology when it comes to investing.

Someone had told me that I didn't need to read my notes as suggested by Chuck and that no-one else would either. Hmm... listen to the rest of the population or a multi-millionaire, I wonder which would make me smarter and wealthier!?

Our definition of financial freedom was also challenged, after all we are within the top 1/10 of the top 1% of the world's population that can afford to eat, have clean water and a roof over our head!!

On the Saturday I gave Lizzie a lift back to Greenwich as I was optioned out. The excuses we make not to do our homework. It was still time well spent and things always work out as they're meant to.

We had covered strategies on running successful businesses and effectively reducing debt and paying off all our credit cards, loans and mortgages off so much sooner. All this was just learning, the action of going and doing it will be where the results are. There will be many people that leave and go to their 'real' lives and back to normal. The few that make the shift and the improvement will be the leaders of the future. It IS about small incremental steps and not expecting things to change overnight.

On the sunday night I partied with friends who had come to see me from round London, joined by Harriett, Lizzie, Fiona, Hagop T, Jane T, Deepak V and co. We then went to 222 North End Road again to the BEST vegetarian restaurant I've ever been to!
It was after 1.20am by the time I'd driven Jane back to Romford and it was time to hit the road again like The Littlest Hobo. I stopped for an hour's kip at a service station and was home by 5.30am.


I had expected one thing from Wealth Mastery and got something completely different. I had gotten what I needed. It never really is about the money though, is it...?

We are all wealthy and I believe as soon as we can acknowledge that and be happy - the money will flow.

Catching up on work I realised that maybe I need to scale back on what I'm doing but I'll leave that to another day and another story....

Tony Pearson came along from the Money Centre to share some new financing options and we got to see a video of Andy Shaw and Greg Ballard discussing the common sense and simplicities of property investing. A full day to get immersed and spend time with professional property investors and experts sharing their secrets on how they are operating in today's tough market conditions. Ignore the news reports and come and learn from the best.

Property Investors Show weekend in Manchester

I was supposed to be staying at home on Friday doing paperwork and then meet a few people at the show on the weekend. Then Fraser Macdonald from Property Fit called me and offered to buy me a coffee - did I need an excuse to jump on the next train to Manchester.

I arrived at the Property Investors Show in Manchester about 2pm. It was really quiet compared to previous years. Was this due to the current property market conditions, credit crunch and a tightening of mortgage lenders criteria!? With off-plan companies going bust and prices predicted to drop 30% it isn't a pleasant scene. If only I had access to the crystal ball that these journalists were using and I'd know where I should be putting my money ;-) Come and find out what the professionals are doing at our regular Northern Property Network events.

Luckily those present are serious about the business and not fair weather sailors. Property has been, is and always will be a long term investment. Those that made money in the last few years were fortunate to have the market carry them! Now will be the time to find out who stays in business. NOW is actually a great time to be buying as much of the competition has been scared off and the public consensus of where the prices are headed is negative.

Had a great time at the show and got to meet loads of people on their stands including Ranjan Bhattacharya, Vanish Patel from the Property Networking Club and team. Parmdeep Vadesha was there from the Property Tycoons Forum with Manan and Hanif.

I spent most of my time with Simon Zutshi and his merry band on the Property Investors Network stand as they seemed to be having the most fun and many of my property investor friends were around there as well.

Jim Haliburton of HMO Daddy kindly offered for me to join the rest of the exhibitors for drinks at Loaf after the show. It would have been rude to say no, especially as it was lovely weather and a good enough reason to have a day off from being tee-total!

We all went for drinks and an Italian meal at Gio Ristorante. We also by Glenn Armstrong and his team, along with Jason Bonner who I'd not seen since Brad Sugars in Vegas!

Afterwards most people went home - Jason insisted on a trip to The Birdcage - the highlight being watching a bunch of guys in drag impersonating The Spice Girls - now that was an interesting way to end the evening! Or so I thought till I ended up on the railway station platform about 2.45am, waiting for the 3.38am back to Huddersfield! A small price to pay for a great day. Then I realised I had to be up at 9.30am for 5-a-side football, oh well :-)

Came back to Manchester on Saturday evening for another round with Simon and Co. A quick drink with Jason and made sure I caught the 11.30pm train home and then drove in on Sunday. Back to Monday and time to plough through that paperwork that's been sat around all weekend!

Golfing, networking and panic in the property markets!

Went for my first game of golf since a child hood accident, I was stood behind someone swinging a golf club in a field - not a pretty outcome!
Managed to do a couple of holes in one over par and the other's well over. Satnam P was serious competition. 9 holes in 72 shots gave me a really generous handicap, lol... Tiger Woods, here I come...

I'd been to the Huddersfield Examiner office to let them know about the Northern Property events we were hosting and if the editors and staff in the property department would like to come along.

Well of course they jumped at it and said 'No'!? They couldn't spare the staff and no-one was available. It surprised me a little, then I realised people didn't want to read about successful property investors or something exciting happening in town. The market crash and other drivel is much more important to sell papers. It would also require the staff to do a couple of hours on an evening on overtime to learn something. Is this what everyone with a J-O-B thinks? Oh well, I went to see the estate agents in Huddersfield to let them know too.

The other guest was Rob Moore from Progressive Property who is a successful investor from Peterborough. His company are still busy buying BMV - Below Market Value property. You can get his book and learn more about there techniques here: Rob Moore - Progressive Property

We were also reminded that off-plan companies like Inside Track had gone bust and TIC Ltd just followed suit leaving people out of pocket. Approximately 150 estate agents are closing down every week and mortgage brokers are feeling the squeeze from the credit crunch and investors who were only relying on one product to purchase their BMV properties were up a creek without a paddle when it got withdrawn.

How do you get around all this and stay in business. Get educated and move with the times. Instead of making excuses for your circumstances and where you are - do something. Invest time and money in yourself and diversify. If that makes sense to you then you're already on your way. If not, you're best off staying in your job and blaming other people for making your life hard.

What another brilliant week with lots to do, more wonderful people and busy, busy, busy....

Wednesday 23rd April 08 - Yes Group meeting and a board breaking workshop. Everyone else was breaking through their boards easily and I remembered how it took me many attempts to do it at the weekend. The voice in my head said "You'll look silly if you can't break it now", then the other voice said "Well you'd better make sure you do it first time then." The latter won!

Saturday 26th April 08 - Last weekend I had no plans whatsoever after another hectic month. Then Fiona M. rang as she had turned up in Leeds and realised Huddersfield is just next door. So I went to meet her and we looked at a couple of houses then went to Frankie and Benny's for some food and beer, it was a nice warm day and as a tee-totaler I deserved a day off ;-)

Having sat through seven Happy Birthday's it was time to leave. I was getting concerned we were taking up a table and just sat chatting. When we settled the bill, the waitress thanked us for sticking around as it made her job easier serving everyone else - see what happens when you assume one thing and you're actually helping out without realising it!

We were back in Hudds and at 9pm, Fiona asked for a lift to the train station. Only one problem, the last train to London had gone at 8.30am. Lucky we just go with the flow these days so it wasn't a major panic moment.

Sunday 27th April 08 - She stayed over and I gave her a lift to Leeds for the 9.4oam in the morning. I asked if she wanted breakfast and catch the next train. She said she had to leave early then called 5 minutes later saying it was cancelled, so had to catch the next one, breakfast it was. She had also bought an open-ended ticket instead of the day return as planned - coincidence, serendipity or karma?

Monday 28th April 08 - got called last minute to come and play footy in the evening. Rest of the day must have been uneventful if I can't remember a week later!

Tuesday 29th April 08 - Decided to go to London to see some friends (and avoid all the work I had to do). Called a few people in the Midlands on the way down and no-one was in. Ended up on Dan and Fran's couch for the evening in Watford - thanks guys :-)

Wednesday 30th April 08 - Went to meet Gil S. in Hendon and Jemma P. in Baker Street to discuss what events they were on with. Also got to meet Fiona M. again as she had an appointment in the area. I then had to rush off to the YES Group in London, which was my excuse for being in London for the day.

I had the privilege of listening to Richard McCann talk about how he has overcome the big challenges in his life with an I CAN attitude. From his mother being murdered by the Yorkshire Ripper, drug abuse, family problems and drug abuse.

The other speaker was the Can Can Man Ben Kench who says There's No Such Word as Can't. He discussed how small business can market themselves and get ahead of the competition through promotion, staying in touch and being memorable.

After the event I stuck around talking to Anita L, Harriett J, Sarah-Jane H, Dwayne K, Pa J, Alex and others. Having so much fun it was about 12.30am and a little late to call anyone that was working for a couch to crash on, so drove back home to Hudds for 4am.

Thursday 1st May 08 - *It hits the fan! Got a call from one of my tenants about 9.30am as a boiler had backed in at one of my student properties. Got the plumber out straight away. Unfortunately can't get the parts until Wednesday or a new boiler till Tuesday as it's apparently a bank holiday coming up!

In the evening I went to an event with David Lee in Manchester discussing Cash Flow Investing With Lease Options For UK Buy to Let. This is a very good option for people struggling to buy or sell and investors to buy more properties in a tight 'credit crunch' mortgage market. It was great catching up with the other Property Forum members I'd not met before, and finding some fellow UPW'ers in the crowd. So I will be catching up with Sam Q and John L at Wealth Mastery next week. Another great night with brilliant people and I got lost in Oldham on the way home! Oops... this was going to be an early night and I was in bed for 4.30am!

Friday 2nd May 08 - Met my architect Rod W to discuss a build job this summer. Then went for lunch with Sarah W and discussed lease options as a way to sell her house (I just don't know when I'm working or having fun these days!) She tired me out so much that I went home to bed at 4pm till 10pm to catch up on rest, or was it a busy week that did it to me? :-)

Saturday 3rd May 08 - Got up and played football. Then went to Hollingworth Lake to see Steve F to discuss plans and put a calendar together for rest of the year. The best laugh we had was when I told him about an Internet Experts event coming up soon, we tried searches in Google for Internet Entrepreneurs, Internet Experts, by speaker names, date of the event and location and we came up with nothing - so much for Internet experts that can't be found on the internet... lol...
Afterwards went to visit Karen S in Heywood. Got back to Hudds for about 9pm and straight to Emily P's birthday party. Missed catching up with Andrew A and Adele K in town. Where does the time go. Had trouble explaining to Tom how working for free is beneficial. Some people will always be chasing a wage and blaming others if they don't have work... oh well. home for a reasonable 2am and think I'll rest (or write up my blog on Sunday)

So let me ask you again: When you're living life and having such a great time, who wants to go home and sleep?
