Two years ago this week, Scotland's once-proud banking history was ripped to shreds.

Facing total ruin, Royal Bank of Scotland was rescued by the government. Halifax Bank of Scotland had to be sold off to Lloyds, which in turn had to be bailed out by the taxpayer.

In 2009, RBS paid £1.3bn in bonuses, while Lloyds paid a reported £200m. Both were in the red at the time

We wanted to know more. Remember, RBS is 83% owned by the taxpayer, Lloyds 41% - so it could be argued that we're entitled to know what they're up to.

"Bankers are paid much more than executives in any other walk of business life. The idea that you have to pay these people stratospheric sums of money...underwritten by the taxpayer is offensive." - Economist Will Hutton

Mr Tate, who was the highest earning Lloyds director last year with £1.8m, said: "There are a whole lot of people, myself included, who would love to get the kind of return on their investment that the taxpayer has made into this bank. They've made an investment that is making money. If you could come up with me, with an investment in the infrastructure which would have returned more for the taxpayers, I'm all ears."

Value of state-owned Lloyds' overseas portfolio questioned after Penn National Gaming paid $230m for $860m debt

Lloyds Banking Group, the partially state-owned lender, has lost more than $500m (£317m) on loans to M Resort Spa Casino in Las Vegas – the second massive financial hit the bank has taken in America in as many months.

News of the deal has started attracting attention to the value of Lloyds's overseas portfolio, much of which it acquired during the unpopular takeover of HBOS is 2008. Market watchers had previously attributed most of the woe associated with that acquisition to lending within HBOS's UK corporate division, headed by Peter Cummings.

Penn National Gaming, a US gambling group, paid $230.5m for about $860m owed to HBOS International, which included $700m the bank loaned to M Resort plus another $160m loan that HBOS had acquired from MGM Resorts at an undisclosed price.

The debt sale comes two months after it emerged that HBOS International was set to lose "tens of millions of pounds" from dealings with another US client, Sea Island, the exclusive Georgia holiday retreat that filed for bankruptcy in August. In that case, court documents said Sea Island was unable to pay back close to $600m in debts owed to a consortium of banks that included HBOS, which were taken out to fund an ambitious expansion plan. The company said it planned to sell its coastal resorts to investment funds Oaktree Capital Management and Avenue Capital Group in a $197.5m.

The mounting US losses at HBOS are thought to have been incurred in the division previously run by Colin Matthew, a former HBOS board member whose responsibilities included the bank's international business. He retired from the newly formed group in January 2009 with a pension entitlement of £416,000 a year, having been paid £652,000 in 2008 and £905,000 in 2007.

Lloyds declined to comment on individual impairments, although the group is thought to have already written down the value of the M Resort loans. Following the sale of HBOS to Lloyds, the former HBOS international and UK corporate businesses have all been rolled into a single Lloyds division, making it difficult to analyse where the major losses have been incurred.

One analyst said: "There is an idea that much of the financial crisis was down to a few bad apples. That is a simplification. It has lots to do with the organisational structure of banks. People are not incentivised to sit back and call the cycle."

Lloyds has been winding down or selling HBOS-owned assets ever since acquiring Britain's largest mortgage lender. The acquisition, which was encouraged by the UK government, helped Lloyds book losses of £6.3bn last year and pushed the shares, which closed yesterday at 72.65p, down to 19p.

13th October 2010: High Court reprieve for Centre Point owner in survival battle with Lloyds banking

The owner of the Centre Point tower in London won a reprieve in its battle for survival with Lloyds Banking Group. London's High Court granted Targetfollow two weeks to secure investment, despite efforts by Lloyds to force it into administration over £700million of debt. The property developer cannot meet repayments on the loan or repay it in full because the value of its estate tumbled in the financial crisis.

But the group claims it has come up with a number of viable ways to restructure the debt - only to see them rejected by Lloyds.

The part-nationalised bank, 41per cent owned by the taxpayer after a multi-billion pound bailout by the state, wants to seize and sell the properties to recoup some of its money.


It has raised fears within the commercial property industry of a fire-sale of assets and double-dip in prices as banks seeking to unwind toxic loans handed out during the boom years from undermining the recovery.

Lloyds and Royal Bank of Scotland, which is 84 per cent owned by the state, are sitting on more than a third of the £250billion of outstanding UK property debt.

Many of the rotten loans at Lloyds were approved by Peter Cummings, the former corporate chief of Bank of Scotland, which Lloyds acquired by it bought HBOS in 2008.

'Every week that passes is detrimental to the value of the assets,' he said. Lloyds values Targetfollow's estate at just £450million. The company claims it is worth nearer £680million.

The judge adjourned the case until October 25 at the earliest.

Naghshineh, an Iranian businessman, last month said: 'The whole UK property industry is watching the situation very closely.

'Any indication that [Lloyds] is starting a process of offloading [assets] at fire-sale prices will hit the property market very hard indeed, just as the recovery is underway.'

Friday 22 October 2010: Lloyds to go ahead with administration of Centre Point owner Targetfollow

Lloyds Banking Group is preparing to push ahead with administration proceedings against the owner of London landmark Centre Point despite the company claiming it has secured a £150m rescue cash investment.

Targetfollow, led by founder Ardeshir Naghshineh, issued a statement yesterday saying it had agreed terms with a "high-quality institutional consortium" to invest £150m in the business.

However, according to sources close to talks, Lloyds, which is owed more than £700m by Targetfollow, does not support the proposals and still plans to go ahead with a High Court hearing next week about whether the property company is placed into administration.

Targetfollow is breaching covenants on its debts and Lloyds must approve any capital injection, however it is understood that the bank believes the consortium's terms are "not feasible" and would require it to take writedowns. The offer is a "long way" from what the bank considers appropriate, sources said. Lloyds declined to comment.

Targetfollow is due in court next week after it was granted two weeks to find a rescue investor earlier this month.

The consortium's proposed £150m aid package would be used to acquire a portion of the debt from Lloyds and to provide working capital to Targetfollow. Mr Naghshineh said: "I believe that this consortium addresses the issues that the bank has raised with the company in the past 12 months, and will pave the way for the bank and the company to move on from what has been a very difficult time."

Lloyds is managing about £30bn of problem property debt. The downturn in the sector led to the bank making damaging writedowns during the financial crisis. Latest accounts from Uberior Ventures, HBOS's property joint venture arm, show its investments fell in value by £590m to £345m last year.

• Asked, “Alright?,” you answer, “I’m fine, why?”

• Come summer and 17C, you find yourself actually contemplating slipping into a bikini (you too, boys) for the park like everyone else.

• You catch yourself complaining, then cut yourself off, afraid you’re becoming “one of them”.

• You’ve learnt never again to sit upstairs on the number 38 bus at night after breathing in secondary crack smoke from the junkie behind you.

• You’re amused watching Londoners tell off tourists who stand on the left… after learning the hard way yourself.

• You feel raped and pillaged of your annual leave by making an obligatory trip “home”.

In March, I attended a Wealth Day organised by Simon Zutshi from the Property Investors Network.

It was a very good event that covered different ways to create wealth and also included wealth profiling.

If you're a member of XL you'll know what Wealth Dynamics is all about and the different styles of profile that you can use to make money and create wealth. Also how you can use your profile to decide what area of property you should focus on to make more money.

After covering the different profiles in detail there was a session on stock trading by Knowledge-To-Action. They covered the mindset of a trader and how to manage your risk when pip trading currencies.

Simon Zutshi talked about Business and how to increase your income by asking for referrals, looking after existing clients, why your team is also very important and lots of other tips to increase your cashflow in your existing business.

My experiences at Play to Win

Now that was a weekend that I did not expect. Play To Win is about experiential games designed to help you learn faster, instead of reading about business techniques and then being sent away with a manual, you actually get to take part and learn as you play.

Some people think it is just about business or do not 'get it', as a fellow HMO property investor commented when he came on the just the second day and didn't come back to finish the course.

Then again I can only speak about my experiences and this is what I thought.

It is not about business but how we show up in business and life. The games are designed to challenge you in areas that you would not normally want to deal with.

For example there was Time To Market where we had to bring a random product to market and do all the marketing. We ended up doing quite well, though not too well as most of us did not want to end up on stage in front of the audience of 300+ people. So much for playing to win! The lessons here were about marketing, creativity and public speaking. And for some of us, not wanting to fail in public! Why do people self-sabotage their lives in order not to succeed? A fear of failure or even success perhaps!?


For the big Survive To Thrive game, many people stood back and let someone else be a manager and those that liked figures became the financial directors, not really challenging for someone by staying in their comfort zone and sticking with numbers. One person's nightmare is another person's dream!
When things didn't go to plan everyone just pointed the fingers at others and said that there was nothing they could do. So much for taking personal responsibility. I just wanted to have our team take over all the others and have one big happy team. World peace and everything or is that just one big superpower? Next time it may be better to just step up, take charge and change the world myself! What we learnt about during this game was vision, collaboration, systems, leadership, context, financial Management.


In Millionaires Market I did a joint venture with Odette and we decided to buy a bigger property versus lots of little ones. You shouldn't go to auctions when there are people bidding emotionally because they just want a house and not basing it on any financial reasoning or yield. Someone asked why we didn't sell at the end of the game. They obviously hadn't learnt that property is a long term game and the rental is still coming in :-) I also figured out afterwards that I could have done a lot more deals if I just offered a deal analysis service to other investors for a share of the deal.


The next team game was Entrepreneurial Empire about Corporate Responsibility, strategic planning, teamwork, systems, vision and financial management. I really screwed up in this one or should I reframe that as I learnt some big lessons!!
Helen T. who had previously played at Billionaire Bootcamp got to go first and pick her 'dream' team, I was honoured to be included as part of it. The idea of the game was to build parts of a company and grow it. My job in the team was to increase distribution and help out other members of the team where and when I could. We also had to build rapport with the crew, which is always easy when you care, though more challenging when they are acting as if they don't! It took some doing just to get a smile out of them, though bribery helped... I think many of the crew probably worked for their local councils!
Then came the time to fire someone on the team. I volunteered to leave and said there would be no hard feelings. The fired members had to go on stage and it was the worst feeling ever... even though I said no hard feelings and voluntarily left, it wasn't a pleasant experience. We were then picked to go on other teams and thankfully Rupen S. picked me first to be on his team and the first thing he asked was "why were you sacked?" Not a nice way to start at a new job!

At the end of the game Helen's team won. I went up on stage with them and foolishly asked Clinton if it was OK. He said NO! Cool, being sacked and rejected, so much for helping people win and being appreciated. The consolation prize? I shared in the prize money (being an original shareholder) but where was the acknowledgement in that!? Maybe if I had made it just about the money then that would have made it more bearable.
I had put the welfare of 7 other people in my team before my own and this is what I got to learn from it. Hmmm... where else does that show up in my life?

My apologies to Helen for what I did. She was a great boss and I took away her chance to fire someone and experience that. Also, I believe I was a great team member and the team would have won by a greater margin had I counted myself as an important and valued colleague. So I let them all down by not sticking around.


The final game was Pedal To The Metal an opportunity to test Teamwork, focus, systems, precision and speed. I sat down next to Rob, the guy with the sandals, as I'd spoken to him earlier that day and Helga the German lady. Then David came along and randomly sat down and completed our team for this challenge. Team Gaia was ready and our sponsor was Gatorade (nothing like getting into the spirit of selling out to the big boys...lol...)

Do you believe in karma or destiny? Syncronicity: where everything goes right, almost perfect due, to circumstances of the right people being in the right place at the right time?

The idea of this game was to do an assembly of a lego car and that 'Repetition creates Mastery'! We would build the car, break it down and then pick a sub assembly to do each. The world record was around 24 seconds and we started at 48.05 secs. We slowly improved and others were getting much better practice times. We were just consistently improving, I turned to the team and laughed that maybe the other teams had peaked too early! Rob was doing the rear wheels, Helga the front wheels and Dave the sides and finishing it. I had taken on the main chassis assembly as it required me to make sure I did my part and everything went together leaving me responsible in that area.
Rob did some recon and watched the team that were doing it the fastest. He came back and suggested a couple of changes, which I was uncomfortable with at first as I was getting used to the way I did it and we were getting faster. With the changes we improved from 37.02 s. to 25.46 s. Modelling a better team made us better.

Nearer the final race to win, some teams were beating the previous record and getting scores in the 18 s. region. Rob turned and said that we should go for the 'top 3' and I did my pep talk insisted that we would go for first. I was not worried about the times of the other teams, just calm and relaxed that we would do the best that we could.
By the final race we had done six timed builds and 10's of other runs in between to practice. Practice, practice and practice, led to consistent improvement and having a system to build the car. ensuring we did it the best way much quicker.

Rob did a talk about just being smooth and flowing like Bruce Lee and tensing only as we snapped the pieces together firmly. We then did a guided visualisation and my mind knew exactly how it went together and my fingers twitched as my eyes were closed in the areas where the pieces would be. We all remained calm and breathed slowly and just before we were told to go; took a deep breath, dried our hands and were away without a care in the world other than being present in the moment and doing what was in front of us. We were finished before we knew it and it looked like we'd beaten everyone else. We had! 19.20 seconds was our team time and the new record. It didn't even register in my mind or for the rest of the team.

I had avoided any leadership or winning all weekend and now, by just being good at what I did, the stage beckoned and I was there! It was a great feeling and the atmosphere was electric. Emotions were high for all of us and I have no idea what I said, I just know it was good. All our team were given racing jackets and the experience was great. I can't wait to see the pictures as a reminder of that day.

When asked how we did it afterwards, all I could remember was the part I played and the fact that four random people came together that day to achieve something brilliant! We achieved more as a group than we could have done individually that weekend. And the fact that it would take all of us to replicate the success again makes it all the more difficult for someone to find out (consciously) the secret of how a bunch of people can do wonderful things. Just know that it can be done when you surround yourself with those right people, either you will find them or they will find you and help you shine!

All I can say is don't ever shy away from stepping up and dare to win! That is what you are here for and when you do what you must, it will be more than worth it! Even if you don't win, it is still OK to fail as it is playing the game that counts and learning from the feedback. It is the spectators that don't get an opportunity to pass the ball or ever score!

I AM A CHAMPION! That was easy.

Went to see Christopher Howard last year in London with some friends and I can't believe the number of people I ran into. Friends old and new, the expected and the unexpected. The tales I could tell...

Wish I'd done Chris Howard before Tony Robbins - as it makes you compare them unfairly. They are both very different. It is like comparing Back To The Future with The Shawshank Redemption and arguing which is a better film and why!
I liked Chris's informative style of more explanation and knowledge on how NLP works and how to use it. His Erickson stories were ace and effective. I loved his flight story which covered 'baggage' and think people who aren't aware of what NLP is would definitely benefit. Something else to add to my study list!

The great thing was that it was free and also gave me some serious A-ha! moments. Well worth the trip and some. Chris Howard combines NLP with Eriksonian hypnosis and probably other techniques I'm not fully aware of as well. The holographic universe was discussed amongst many other eye-opening possibilities. I realised my limitations were due to external influences which my mind had decided were fact. All you have to do is learn to let go of these feelings and thoughts and you can start over. I realised that I already was successful in many ways and should move towards goals instead of away from pain. Also, that I should change the things I am capable of changing for the better and accepting the few things that I can't. The Billionaire Bootcamp programme sounds great as well. So many lessons were learnt, yet here is so much more to learn about. If we can understand ourselves better, only then can we understand others.

My life is currently great and could always do with improvement though. I like to learn new things and meet like minded people. It is a great reason for me to go to these events and Yes group meeting as I always get a pick me up and it keeps me moving forward.

I ran into a lot of forum property investors whilst at the event this weekend and some UPW/Tony Robbins facebook friends who are now 'real world' friends as well, there is a pic of some of them attached. They truly are a wonderful group of individuals and I'm lucky to be able to call them my close friends.

I also met Jelena F. as she ran on stage and won a training course, I'd spoken to her before but we'd never met and I didn't expect to see her there. Wayne P. was a person whom I couldn't place, my subconcious gave me an answer when I least expected it (we'd met at a coaching course in manchester) and I chased him down for lunch. Jules W. (from the YES Group North) ran on the stage and owned Pete (Chris's co-presenter) and the stage. The crowd loved her and she demanded a roll of the dice for 'fact or crap' - I was buzzing and cheering her on - action really does get results and I'm glad I know such great and positive people. I enjoyed catching up with everyone there - the list includes Jim H, John R, Les B, Tee B, Fiona W, Cindy E, and especially Hagop T who came to see me at the hotel bar from across London to chill out till 2am. (Andrea said it was OK to drink then sneaked off). Anyone else that I've forgotten I apologise, as hopefully most of you are in the 'family' picture below! Including Juswant, Sylvia, Tim, Heather, Ian, Satie, Satnam, Andrea, Karen, Jane and Lizzie

The crowd were mainly the usual personal development crowd from XL, Tony Robbins, Chris Howard etc. The amount of information we were given and things we learned would take me many hours to share and probably take up an entire weekend seminar ;-) If you knew Bob was coming to London and didn't commit to come yourself, it probably means you don't want to know about it anyway! :-p

One of the lessons learnt, was to have awareness and not follow the masses. Surely people can make a decision to do something without having to ask the person next to them if they are going and what they think. Change your thinking and be prepared to step out and achieve! Change the paradigms you think that you are stuck in, they are just habits that have now become comfortable. Be prepared to live to your potential. When is that Bob Proctor Cruise?

I'd caught a train to Kings Cross, London for this last trip and stayed in a dodgy bed and breakfast. Not being a fan of public transport or grotty sleeping arrangements, it was the most logical course of action! I can't believe Bob Proctor was complaining about his hotel, he should have tried that B&B. Thankfully Dan Storey and Fran put me up for the evening on the last night, on the most comfortable couch ever.

I'd been talking to Andrea about the reason I was in London and regarding health and business. People are starting to say that maybe I'm a seminar junkie, which is far from the truth. I'm just out searching for some answers. I might not always get the ones I'm looking for, although they always come in useful for someone else that I meet along my journey.

I also realised that 1 in 2 people that I now meet are published authors or writing books! Surely half the population of this country can't be writing books!? OR did I manifest them all?
More authors and books, is the universe sending me signs? Hmm... there's another idea.

I went to see Michael Bradford on Monday, after having met him last week at the XL Life Shift event in Manchester. He was the reason I was in London, it just happened to be the same weekend as Bob Proctor. Michael is also the author of 'Spiritual Healing' and uses intuition to deal with a whole range of challenges that people have.
He asked me a couple of deep questions. And my breathing instantly cleared! Time to get on with my life and start living!

My train came back through Peterborough, where another property author and friend lives, on the way back to Hudds via Leeds and Bradford. Why Bradford? I caught the wrong train, I'm only human after all - and it was probably the 'right' train in disguise as everything happens for a reason!
